Addressed all FISP 9 conditions, including the replacement of the terra cotta cornice with a fiberglass replica. As the building is located within a Landmark District, a strategic LPC filing submission was prepared via exclusive specification of a reputable vendor known for their high-quality fiberglass products that closely match the existing terra cotta. This gave assurance to LPC, ensuring that the replacement cornice maintains the historical integrity of the building while providing a durable and visually cohesive solution.

During the inspection of the underlying structural steel members, it was discovered that certain areas had deteriorated and needed reinforcement.

Detail for fiberglass cornice replacement was developed to accurately capture the original profile to remain faithful to the historic fabric of this building. Our reputable and unique LPC submission process provided all information needed for comprehensive review and subsequent approval at the staff level.

The existing structural outriggers supporting the Juliet balconies had deteriorated over time, compromising the overall structural integrity of the balconies.

New structural outriggers were designed with a new connection to the spandrel beam. This was necessary to ensure the stability and safety of the balconies.
